PRESENT SCENARIO OF HOME LOANS IN INDIA: The present scenario of home loans in India is marked with growth and

competition; home loan has become much common in today’s world. Home loans market is much competitive now, with almost 10 to 12 players operating in this segment, the prominent ones being HDFC, IDBI, ICICI, LICHF, PNBHF, SBI etc. The home loans market is growing at a pace of 30% per annum, which is fairly a good rate of growth. The prices of real estate are rising consistently, due to continuous growth of population and limited land space available for use. There are various new products developed by the home loan companies now days some of them are home equity, loan for plot and the loan takeover schemes etc. This is again to become more competent and retain their market share. So, the present scenario of home loans shows good amount of growth and is heading for a bright future, as a house (shelter) is a necessity of everyone on earth

• OBJECTIVE: The main objective behind this assessment is: 1. To study home loans schemes of various banks and financial institutions. 2. Make a comparative analysis of home loans schemes of IDBI with its competitors in Raipur City. 3. To develop an ideal mechanism of credit appraisal for home loans by taking into consideration various factor affecting home loans. 4. To judge who is an ideal applicant for home loan. 5. To suggest / recommend the IDBI important areas of loan schemes for developing home loans more customer friendly and safe from banks point of view.

• Methodology: To achieve above-mentioned objectives the following procedure of data collection, analysis and interpretation was adopted. This study project requires the combination of primary and secondary data. Primary data regarding various loan schemes was collected from IDBI Raipur and other banks by visiting them, while some secondary data in the form of financial statement, information brochures was collected from various banks and institution. The comparative analysis has been done by taking into consideration various parameters and home loan schemes of respective bank. Considering various factors affecting home loan schemes appropriate mechanism of appraisal was used. Based on the information collected from various institutions, a graphical presentation with percentage weight age has been calculated for judging an ideal applicant for home loan scheme.
