Section 2

CARE AND MAINTENANCE FOR YOUR HOME

Care And Maintenance For Your Home 1. Pest Control 1.1 Termite Termite Attack

Subterranean termites are destructive wood-eating insects and cause homeowners frustration and expense when active nests are found in their houses. In the United States, the cost of damage due to termites was reported to be US$1.7 billion per year, of which the subterranean termite, the most destructive of all termites, accounts for 95% of this damage (report taken from Institute of Agriculture and Natural Resources, http://www.ianr.unl.edu). Furthermore, a termite inspection and infestation report is normally required, as a condition of sale when buying or selling a home in the United States. The soil on which the houses are built upon in Sunway Alam Suria has been pre-treated with a subterranean termiticide, Chlorpyrifos, for termite control. It is certified safe from termite damage in accordance to the terms as specified in the warranty issued by BumiPest Sdn Bhd. The treatment is only conducted on the soil below the building owing to the fact that the soil beneath are normally moist, sheltered from the sun and it is a perfect breeding place for termites. This article serves as a general guide for homeowners who want to know more about termites, how they infest and the ways to minimise termite infestation to the building.

What is Termite?

There are generally four classifications of termites; i.e. dampwood termite, drywood termite, Formosan Subterranean termite and subterranean termite.

Eggs hatch into tiny immatures incapable of feeding called larvae. These eggs will hatch after an incubation period of 50 to 60 days.

Workers comprise the bulk of the population. Workers feed all the dependent castes: larvae, nymphs, soldiers and reproductives. They also dig tunnels, locate food and water, maintain colony atmospheric homeostasis, and build and repair the nest.

Soldiers develop from nymphs, pseudergates, or workers. Soldiers provide colony defence against numerous predators such as ants and centipedes.

Reproductives (king and queen) develop either from alates or neotenics. Alates are winged termites. The alates develop from nymphs by growing wings and compound eyes. After flying, the alates break off their wings along a basal suture and are then called dealates. Dealates form tandem courtship pairs, and after a brief courtship run, dig into the soil adjacent to wood, mate, and start a family. The offspring constitute the colony. The founding reproductive pair is now the queen and king of the new colony.

care and maintenance for your home

Like ants, wasps and bees, termites are ground inhabiting social insects that live in colonies. A soil colony is built around a king and queen, whose sole job is reproduction. Most of the colony is made up of worker termites that cause damage to your home. Termite colonies comprised of three basic castes: workers, soldiers and reproductives (king and queen). The colony reaches its maximum size in approximately 4 to 5 years and may include 60,000 to 200,000 workers. New colonies are formed when winged males and females from a parent colony emerge in flight or swarm to a new location. The queen may live up to 25 years and lay 60,000 eggs in her lifetime. Figure 1 below describes the life cycle of termites.

Care And Maintenance For Your Home Food Source for Termites

Termites feed on dead plant cell wall material, such as dead tree roots, leaf litter, dead herbs and grasses, dung, and humus. The feeding on wood serve an important function in nature by converting dead trees into organic matter. Unfortunately, the wood in buildings is equally appetizing to termites and they cause serious damage to residential and commercial buildings. Studies have shown more than 90% of termite infestations in houses can be traced to wood that is either buried in the soil or touching the soil surface. Supplementary reproductive (male or female)

Damages

Subterranean termites, the most damaging kind, nest in the soil to obtain moisture, but they also nest in wood that is often wet. Worker termites forage among food sources and share their finds with others in the colony. They work 24 hours a day, destroying your home from inside the wood. They easily attack any wood in contact with the ground such as timber floor, furniture, doors frame, door or even book and paper box left in the storeroom. They can also build mud tunnels or tubes to reach wood 50-60 feet above the ground to reach their food source such as wooden furniture, wood base ceiling and roof truss. They often enter a building through expansion joints in concrete slabs or where utilities entering the unit.

Treatment

care and maintenance for your home

In Malaysia, there are generally two common types of termite treatment available.

copyright @ Sunway City Sdn Bhd

46

Soil Termiticide Injection This method works by forming a chemical barrier with a liquid termiticide injected to the soil. Sunway Alam Suria has already treated the soil beneath your home during the pre-construction stage. Should you choose to continue with this method, then drilling into the ground slab may be necessary for injection of termiticide to the soil. Plugging of drill holes with cement or caulking is normally done after injection. Companies that offer such services are Pied Piper, Rentokill etc.

Termite Baits System The bait system is also known as Sentricon™ System. It works through a three-step process: detection of termites, elimination of termite colonies and preventive protection against reinfestation by regular monitoring for new termite activity. I. Detection Installation of baits stations in the soil around the perimeter of your building. Wood-based monitoring devices are included in the station at the time of installation, and your Authorized Operator shall make regular visit for signs of termite infestation. II. Elimination When the monitoring devices show significant termite activity, they are replaced with a Baitube™ device containing Recruit™ II termite bait that utilises chemical to eliminate termite colony. III. Regular Monitoring Upon completion of elimination process, the bait stations are reinstated for further monitoring. One company that offers such services is Pied-Piper (Far East) Sdn. Bhd., Address: No. A8, Jalan SS15/8A, 47500 Subang Jaya, Selangor Darul Ehsan. Tel: (03) 5633 3744

Care And Maintenance For Your Home Signs of Termite Attack

Though your soil under your home has been pre-treated with termiticide, it is strongly advised that you regularly look out for the common signs of termite infestation. The common signs are: •

Pencil-thin mud tubes extending over the inside and outside surfaces of foundation walls, piers, sills, joists, etc.

The presence of winged (swarmer) termites, or their shed wings on windowsills and along the edges of floors.

Damaged wood hollowed out along the grain and lined with bits of mud or soil. Termite feeding (and the resultant damage) can even progress undetected in wood that is exposed, because the outer surface is usually left intact.

What should you do if you find termite activity? Do not panic! Termites damage wood slowly: it takes from 3 - 8 years for significant damage to result from a termite infestation. Detecting hidden termite infestation requires a trained eye. Most pest control firms perform inspections free of charge and will also alert the homeowner to any conditions they uncover which are conducive to termite attack.

Prevention is the Best Cure

Termite damage to skirting, as shown in the image on the top

BUILD SMART If you intend to extend your house or construct garden structure, the subterranean termites can be kept away from wooden structures by using pressure-treated woods and concrete that has been chemically treated with dieldrin. Reinforcing concrete foundations is another way to prevent infestation. By extending concrete foundations at least 5-inches above the ground, subterranean termites will not be able to reach the wood or the interior of your home.

ELIMINATE MOISTURE Termites must live in a high humidity environment. By eliminating moisture, you will prevent future problems. Remove moist soil near the foundation of your home, clean up ponding water and fix plumbing leaks.

GET RID OF MOLD Termites thrive on moldy wood. You can prevent wood from molding by pruning back plants, bushes, and shrubs close to your home's foundation or building edge.

SEAL WOOD SURFACES Seal woods that will be exposed to moisture. Using an all-weather wood sealer on patios, window frames, door frames, and at wall edges will deter termites.

REPAIR OPENINGS Cracks, crevices, broken seals, split wood and similar items should be repaired immediately.

REMOVE DEAD TREES ROOTS If you have lost a tree or shrub near the house, you may want to dig the roots out, rather than let the natural decomposition process take its course.

KEEP THE ANTS Ants and termites are natural enemies. By not completely eliminating local ant colonies, you'll keep termites at arm's distance from your home.

OBSERVE Keeping an eye on things is your best defense against serious termite infestations. Most termites are discovered when soil is moist. Check your garden especially the area around the building for spoiled soil and moldy or rotten wood.

care and maintenance for your home

Care And Maintenance For Your Home 1.2 Pest Prevention The first line of defence against pest invasion includes proper sanitation to limit the pest food and water and good house keeping, minimising harbourages and breeding sites. It is advisable to engage the pest control company to carry out the pest control once every two months in order to keep pest such as termite, cockroaches and ants away from your home. The charge is RM 350.00 per year (excluding fogging). You may contact the same termite treatment contractor as mentioned above.

2. Kitchen, Sanitary Fittings And Fixtures 2.1 Long Bath / Jacuzzi Daily Cleaning

For routine cleaning, use a sponge with water and cleaning detergent (mild soap). If it is stubborn dirt, wipe it off with some ordinary car wax. Do not use a scrubbing pad to clean the baths.

Minor Damage

Minor scratches can be easily removed by using a sand paper (use grit 1000, then 1200 sandpaper) to sand off the deep scratches and then using a metal wax to polish the scratched spot.

Our Advice

NOT to use Scoring powder and any rough cloth to scrub the long bath. NOT to allow any strong Chemicals (such as Strong Acid and Alkaline OR drain Cleaner) to be REMAIN in the long bath. NOT to step into the long bath with your shoes.

care and maintenance for your home

2.2 Cultured Marble Basin Daily Cleaning

For thorough routine cleaning, the vanity counter surfaces, basins and sinks may be cleaned with water and mild soaps, such as those used for hands or dishes. A quick wipe with a damp cloth removes most spill and water marks.

Minor Damage

Stubborn Stains, cigarette marks and minor scratches may be easily removed by sanding (600 to 800 grit sandpaper) or buffing with a 3M Scotch-Brite Bath Scrub Pad (Cat. No. 6623) to restore the original sheen.

Deep Cuts And Scratches

Deep cuts and scratches should be sanded first with 180-grit sandpaper. Sand again with 240 to 800 grit sandpaper to remove all traces of damage. Use a polishing compound with a low speed polisher until desired sheen is achieved.

Up-Keep Of Heavy Duty Area

On heavy-duty areas, apply paste wax, and use a soft cloth to rub it. This activity is performed every month on surfaces that are continually exposed to water to prevent hard water residue build-up and other mildew stains.

Maintenance

For repairing of major cuts, big scratches, chips and cracks, please consult the manufacturer.

Our Advice

We recommend that you NOT allow harsh chemicals, such as lacquer thinner, turpentine, acetone, or stove and drain cleaners, to REMAIN in contact with the decorative surface.

Care And Maintenance For Your Home 2.3 Ceramic Wash Basin Our Advice

We recommend you use a 3M Scotch Brite Bath Scrub Pad (Cat. No. 6623) and cream cleanser like JIFF (both are available at most leading supermarkets on the detergent shelves). Squeeze the cleanser onto the Scrub Pad and rub in a circular motion to remove grime and stains.

2.4 Water Closet (WC) Water Overflow

If water overflows from the flush lever opening or into the WC, remove the WC cover. Check that the position of the float lever arm is pointing downward by 20 to 30 degree from the horizontal position. Flush the water and adjust the position of the lever arm by tightening the adjustment screw and jam it with the nut (the adjustment screw may become loose over use).

If the overflow persists, turn off the water supply by turning anti-clock wise the stopcock / angle valve. Remove the lever arm by unscrewing the lever arm cap. Take care not to loose the piston (a small rod/arm) located at the centre of the lever arm cap. Remove the rubber seal located inside the lever arm cap housing. Flush away any small stone particle or debris by turning the stopcock/angle valve clockwise. Cleaning the rubber seal and finally re-assemble the float lever arm.

If overflow persists, replace the rubber seal as it may have become hard. The rubber seal can be purchased from most DIY/hardware shops.

2.5 Kitchen Sink Strainer

Cover the outlet of the sink (into the bottle trap) with a strainer (available at DIY / Hardware shops) with holes of 2mm diameter. Do not allow food particles or waste of bigger than 2mm to be discharged into the bottle traps as they may accumulate and block the drain pipe.

Manual Cleaning

To clean the sink manually, remove the trap-cup below the sink by unscrewing the cup. Place a collecting bucket beneath to catch drips and flows. Take care not to lose the gasket in between. If the gasket is torn or worn out, replace it by taking a sample size of the gasket to the nearest hardware shop. Empty collected debris from the trap-cup into the collecting bucket below. Scrap away the murk around the throat of the sink outlet with a wire. Flush away the remaining murk by allowing water to flow from the top above.

Dampness

Regularly check the cabinet below the sink for any dampness. Smell of dampness, is an indication of water leakage. Check all the bottle traps and piping joints for any leaks. A damp environment will attract ants, cockroaches and woodborers.

Do not de-frost any frozen / cold meat by placing it directly on top of the base of the sink or placing it in the water in the sink. This will cause condensation of water on the underside of the sink.

Open the cabinet door below the sink regularly to ventilate and remove bad odours.

care and maintenance for your home

Removal Of Cooking Oil

Never pour oil or any oil-based liquid down the sink. A rolled up old newspaper will absorb oil and can be put into the garbage bin. Oil will solidify and cause blockage in the drainpipe.

49

Care And Maintenance For Your Home 2.6 Floor Trap Easy Maintenance

With the built-in debris container, maintenance is easy & simple. The trap can be easily cleaned from your own bathroom by just lifting the grating and removing the bowl to clean the debris. Remove collected hair in the shower area, floor trap every alternate day to prevent impedance of wastewater drainage. If any blockage occurs, call your plumber for professional help. Do not attempt to insert more objects into hole to free the blockage. It often worsens the condition.

2.7 Shower Rose / Basin Tap Removing Debris / Sediments

Remove the shower rose or basin trap by using a counter clockwise motion and flush away debris.

Releasing Trapped Air

After water cut, if there is no water in the shower rose, call a plumber to release the air that may have been trapped in the pipes. If there is no water in the shower rose downstairs get a plumber to release air that may be trapped in pipes. Alternatively, reverse the water flow by fixing a rubber hose onto another tap.

Removing Rattling

If the pipes in the walls emit irritating rattling sounds when a tap is turned on, call your plumber to rectify the problem.

2.8 Solar Water Heater

care and maintenance for your home

Our Advice

copyright @ Sunway City Sdn Bhd

50

Clean the solar glass panel with detergent and water to dislodge grime and dust. Never use abrasive scours on the panel as it will scratch the surface and change the efficiency.

Flush the solar tank and tubing by pumping water through the tubing to release muddy water and sediments.

Check the efficiency of the heating element. Check that the gasket between the frame and glass is tact.

Do not attempt to open the glass panel yourself. This will void the guarantee and cause damage to the heat absorbers.

It is recommended that the abovesaid procedures be carried out every year by the manufacturer.

2.9 Cold Water Tank Our Advice

Access the ceiling plenum with a ladder and tread with care. Check the efficacy and buoyancy of the float and fulcrum adjustment. Check tightness of all joints. Check for any surface muck built-ups on the inner sides of tank. Scrub away the muck with a handled bar brush. Release any murky water from the lower compartment of tank where sediments have settled via the lower valve.

2.10 House Water Filter Cartridge Filter

Wash the cartridge every two weeks and replace the filter as per manufacturer’s recommendation.

Ceramic Filter

Wash with a soft brush and water jet every two weeks and replace as per manufacturer’s recommendation.

Sand Filter

Do a monthly reverse flush and follow the instructions as per manufacturer’s recommendation.

Care And Maintenance For Your Home How can I locate a leak?

• • •

The sound of running water helps. If you hear it, follow it to its source. Any wall stain is likely to be below the actual location of the leak and you'll probably need to remove part of the wall to find it. Most outside leaks occur at joints between two pipes or connections. Common locations for leaks are joints at the meter and the point where the water pipe enters the home or building.

Should I hire a plumber or do the work myself?

You can save a lot of money if you do it yourself, but is it worth it? Obviously, changing a 15-sen tap washer yourself is better than calling a plumber with a minimum RM50 service call. In other situations, the choice may not be as clear. Before you attempt any large jobs yourself, consider the following: • • • •

Tools and equipment to complete the job Building codes and permits Your skills and experience Cost of materials

In some cases it is prudent to hire a plumber. Remember to get a few estimates from plumbers who are licensed by SYABAS and record/check their license registration and validity date.

How do I check whether there is a leak?

• • • •

In case of serious leaks whereby your water bill is several hundred ringgit, you are advised to do the following. Turn off the supply at the water meter unless water is required to fill the water tank or for kitchen use. Obtain quotations from SYABAS-licensed plumbers, who have valid PUAS license. Remember that such leaks are normally underground and may not be easy to detect or repair.

How often is my meter read?

As a residential customer, your meter is read every two months (subject to change) by the Management Corporation. The bi-monthly averages of the previous months are used as estimates.

USEFUL TIPS ON WATER CONSERVATION Save Money. Save Water. DON'T LET YOUR RINGGIT GO DOWN THE DRAIN! DON'T DO THIS...

• • •

Don't leave the water running while you are brushing teeth, shaving, washing dishes, washing the car, etc. Turn it off and on as needed. Don't turn the water on "full blast" in the shower or when using the sink as excessive water splashes to other area may require you to mop dry. Don't flush tissues, bags or trash down the toilet. A wastebasket doesn't cost money every time you use it.

DO THIS!

• • •

Wash full loads in the washing machine and dishwasher. Install a solar hot water system, where possible, to save energy as well as water. Hot water cleans better. Make sure that your meter is read on schedule so that leaks are detected.

care and maintenance for your home

It is advisable to record your bill every month to keep track of any abnormality in meter reading or billings. Often, many owners do not realise there is a leak until they receive a huge water bill. Generally, a home consisting of 5 people consume

Care And Maintenance For Your Home 3. Floor (External) 3.1 Concrete Imprint Flooring Periodic Cleaning Concrete imprint flooring require minimum maintenance except sweeping and washing. On a daily basis, sweeps off all dirt, mud with a normal broom. Only if necessary, you may use a garden hose to jet away all dirt. Once a week, wash the concrete imprint floor with normal detergent. Scrub the dirt or any loose particles deposited in between the grooves. Then using a garden hose, wash off all excess, dirt and let the floor dry out. Yearly Maintenance Once a year, should you feel the surface needs brightening up, you may use some acid wash to wash off stubborn stains. In that case you may obtain this acid from any hardware shop. The mixing ratio is 1 part of acid to 10 parts of water. Always wet the floor surface before engaging an acid wash. Using a medium to hard broom, dip the broom into the bucket containing the acid. Scrub the floor thoroughly. After that wash off with garden hose to rinse all dirt. Leave it dry under the hot sun. Make sure it is completely dry before applying a sealer. Applying Sealer Using a roller dip into the sealer. Remove all excess drip then rolls the roller forward and backward. Do it systematically portion by portion. Rest for 6-7 hours before applying the second roll. Always close the sealer tin with its lid after usage. As the sealer is highly combustible, do not smoke when you are using it. Always wear hand gloves and eyewear to protect your eyes. Should you feel any irritable in your eyes wash quickly with water, then seek a doctor. Keep the sealer away from children and put in safe storage at all times.

52

Gradient

Grade or Contour your lawn slope at about 2% to prevent ponding of water on the lawn, which may cause fungus growth and retard grass growth.

Spiking

Spike the lawn area to a depth of 75-100mm using an ordinary garden fork. Spiking should be done after a heavy rain, when the lawn is at its softest.

Top Dressing

Top dress with coarse sand or river sand every year to improve drainage and aeration, and smother fungus growth. The lawn should be mowed before the top dressing is applied. Top dress a day or two after the spiking operation is over.

Fertilising

Fertilise twice per month with a Low Chloride fertiliser (NPK 15:15:15) and water down to dilute the concentration and prevent scorching of grass.

Watering

Unless there is rain, water the lawn every day. Water in the late afternoon (after 6.00pm) to minimize evaporation of water and increase water absorption by soil and grass.

Mowing

Mow every fortnight to encourage growth and to keep the lawn neat and compact. Use a reel mower and avoid using rotary movers (usually powered by electricity or petrol engine), as the cutting motion of the latter tends to tear and loosen the grass.

Ceramic tiles are one of the most durable and easiest to maintain surfaces. With proper care and maintenance, it will retain its original beauty and luster for many years. Tiled surfaces in your bathroom (tub, shower, vanity tops, etc.) may require a more thorough routine cleaning because of build-up of soap scum, body oil or hard-water stains. The use of pre-filter at incoming water main will help to reduce staining problems.

Glazed Wall Tiles

For glossy surfaces, wipe with a damp cloth or sponge using a normal cleaning detergent. Window cleaners such as ‘Windex’ or ‘MagiClean’ may also be used. Wipe dry with a cloth.

Glazed Floor Tiles

Sweep the floor or vacuum regularly to remove gritty particles. Damp a mop using a solution of water and mild detergent. Allow the floor to dry thoroughly either with the fan running at full speed or wipe dry with a clean and dry mop head / cloth.

Wall Tiles At Shower Area

For joints that have stubborn stain, try using an old toothbrush with water to remove the stain. Clean regularly with a tile cleaner or fungicide or ammonia. Dry with a towel after each use and leave the curtain or doors open between showers.

Do’s

• • • • •

Read and follow label directions for all detergents. Install the legs of table and chairs with protector. See your nearest tile distributor for advice on special cleaning needs. Clean the tiled surface regularly to avoid the accumulation of dirt, which may cause abrasions to the tile surface. Provide doormats at the entrance of rooms to prevent dirt from being brought inside.

Don’ts

• •

53 copyright @ Sunway City Sdn Bhd

Wax the tiles. This will make dirt and stains adhere to the tile surface and make these difficult to remove. Use a metal brush or a scouring pad to clean the tiles. The rough material will scratch the tile surface and wear away the glaze reducing the protection for your floor surface and leading to the adherence of stains.

Care And Maintenance For Your Home 8.3 Air-conditioners The lack of maintenance is one of the biggest reasons why air conditioners break down. Not only will you feel the discomfort and inconvenience of having your air conditioner unit not working, it will also consume higher energy and have a lower cooling capacity. In the worst scenario, it could pose a health hazard when fungus grows in the air conditioner. The performance of air conditioners begins with proper installation and commissioning. After that, regular and proper maintenance is necessary for the air conditioner to remain in peak condition.

Installation and Commissioning

When you engage a contractor to install the unit, you must ensure that the contractor checks the drainpipe to ensure there are no blockages or clogging. To check the drainpipe, pour water into the pipe and make sure the water flows out from the outlet, which is normally located at the parameter drain or floor trap. Always insist on taking a copy of the operation and maintenance manual, and also warranty card from the contractor or the supplier after installation. Read the manual carefully to fully understand the content. Keep the manual in a handy place for easy reference.

Basic Maintenance

It is easy to maintain an air conditioner. There are two kinds of maintenance. The first is the basic maintenance that you can do on your own. It starts with washing the air filter yourself. Most, if not all split air conditioners come with air filters. The function of the air filter is to prevent dust in the room from sticking to the cooling coil.

Cleaning of Air Filters

Turn off the air-conditioner and switch off the mains. Open the front grill and remove the filters. Remove dirt using a vacuum cleaner, wash the back of the air filters with water (and mild household detergent, if necessary). Let the air filters dry thoroughly before reinstalling. Please make sure the word “FRONT” is facing you as you slide the air filters back into place. CAUTION - Do not use thinner, benzene, scouring powder or cloths soaked in caustic chemicals to wash the air conditioner.Cleaning must be done once every two weeks to ensure efficiency of air flow.

care and maintenance for your home

Cleaning of Front Panel

copyright @ Sunway City Sdn Bhd

56

CAUTION - Check your user operation manual for instructions as design, installation and removal varies from different manufacturers. Raise the front panel to its full extent. Slide the two taps (left and right) to the UNLOCK position. Raise the front panel to a position slightly higher than horizontal and pull to remove. Remove dirt by vacuum cleaner and/or wash with wet piece of cloth. Leave it to dry before re-installing.

Preventive Maintenance

This kind of maintenance is best carried out by contractors. As the name implies, preventive maintenance is carried out to minimize breakdown and to make sure the air conditioner is in optimum running condition. Preventive maintenance is recommended at least once every year.

External Unit

For the external unit, lightly scrape fins with a non-organic brush and wash down with lukewarm water. If grease or stubborn debris is present, cleaning with chemicals is recommended. Care has to be taken to ensure that the fins are not dented or punctured.

Internal Unit

For the internal unit, use a blower to remove the light dust and dirt on the front panel. If it is too dirty, remove and clean it with water and a non-abrasive chemical. Removed air filters and clean with water.

Gas Pressure

Check that the gas pressure is sufficient by using a pressure gauge. If the gas pressure is low, additional gas needs to be added. Check for leakages at connection by applying some soap bubble foam onto it.

Care And Maintenance For Your Home Thermostat

Check the functionality of the thermostat and make sure the condenser does not cut in/off too often (i.e. every five minutes). When the thermostat does not function properly, the condenser will run endlessly and this will result in a shorter lifespan for the compressor motor.

Drain Pipe

Clear the drainpipe by using compressed air to avoid potential blockage. After this, run the air conditioner and check the drain pipe outlet (located in the drain or bathroom floor trap to make sure that water is draining.)

Overhaul Service

For old units, there is a high possibility that the coil and the blower fan may be clogged with dirt. This is especially if your house is located near the main road or construction area. The cooling capacity of the unit will drop significantly and the unit will be running inefficiently. In this case, the contractor has to do a chemical cleaning to remove the stubborn dirt. This is called an overhaul service. Overhaul service is carried out only when it is necessary. Nevertheless, the frequency of overhaul service can be minimized if we clean the air conditioner unit regularly. An overhaul service may be required for old air conditioners when necessary. The coil and the blower fan may be clogged with stubborn dirt or grease. Both the internal and external unit of the air conditioner will be removed or taken down for thorough service and chemical cleaning.

Trouble Shooting

Often, we find ourselves helpless when some of our electrical appliances are not working. This is especially when we want to use it at night. Just what can you do when your air conditioner is not working? Some of the tips given below are quite easy to follow. For problems you cannot handle, call in the experts. Keep the contact number of your contractor handy. A copy of the manual always comes with the purchase of the air conditioner unit. Keep your copy in a safe place for easy reference.

If the air conditioner does not cool effectively

Check the temperature of the remote and make sure it is set correctly. Check the mode setting of the remote control. Make sure the intake or outlet vents of the outdoor unit is not obstructed and running smoothly. Check all windows and doors to ensure they are closed. Check the air filter. Clean the filter if it is dirty.

If the air conditioner does not work

• •

Check the circuit breaker or air-con starter and reset it if it has tripped. Check the power switch in the air conditioner internal unit switch to make sure it is at “I” or ON.

If water drips from internal air conditioner unit

• •

Check if the air-con drain pipe blocked. Check if the air-con drain pipe is properly connected to the conceal air-con drain pipe.

If the room has a peculiar odour

• • •

Check if there is stagnant water in the tray of the internal air-con unit. Check if there is any damp or wet carpet, furniture or clothing in the room. Ventilate the room 30 minutes to an hour per day.

If the air conditioner unit does not respond to the remote control

Check the battery in the remote control and change the battery if it is weak. Check the electrical supply and turn it ON. Check the air-con starter ( if any ) and make sure it is switched ON. If the unit has just been restarted, please wait three minutes before the air-con begins operation.

Care And Maintenance For Your Home 8.4 Main Switchboards And ELCB Testing of ELCB

Check workability of ELCB by pressing the red test button. It would trigger by turning off the whole circuit in the house. If ELCB persistently trips when certain appliance in the house is being used, switch off all the MCBs and switch on one by one. If ELCB trip when a particular MCB is switched on, then that particular circuit is giving the problem. Thus, send the suspicious/dangerous appliance to electrician for repairs.

Lightning

Violent lightning at night can trigger the same. Get up and turn off the Main Switch first, then turn on the ELCB next, then the Main Switch on again and the whole system should re-ignite the circuit in the house.

Torch Light

Always keep a portable torch light by the bedside and another in a kitchen cabinet.

Our Advice

Do not attempt to change the MCBs / switches in the electrical board. Please engage a qualified electrician to do the job. When in doubt, consult your regular electrician.

8.5 External Switch Socket Outlet Point At Patio / Drive Way An external 13Amp switch socket outlet point is provided at your patio for your convenience when electricity supply is required to power your water jet or vacuum cleaner. This switch socket outlet is controlled by a single MCB that is labeled in the electrical Distribution Box. Always switch off the MCB when the switch socket outlet is not in use. 2. Road Safety - Robbery Prevention And Survival Tips You have a responsibility to yourself, your family and passengers to ensure that everyone is safe. Robbers are desperate people who are also frightened and anxious. Further, they're often under the influence of drugs or alcohol. Desperation, intoxication and weapons make a volatile combination. Below are some tips on how to prevent a robbery should one occur when you are on the road or reaching home.

crime prevention

2.1 Before You Leave Home

copyright @ Sunway City Sdn Bhd

68

• • • • •

Please ensure your house doors and windows are locked. Leave safety/ emergency instructions to anyone who stays behind. Leave your motion detector lights, car porch and garden lights on should you plan to return home late at night. Write down licence numbers of suspicious vehicles parked near your home and call the police if necessary. When you enter your car, lock all doors and roll up the windows. Start your car engine immediately.

2.2 Whilst On The Road • • • • • •

Avoid repetitious travel patterns or habits. Be observant. Stay alert and be aware of your surroundings, especially at intersections and at traffic lights. If you suspect you are being trailed, don't drive home or get out. Drive to the nearest police station or open shop areas for help. Try to write down the vehicle licence number, description of the car and persons following you. If your car is knocked at the back, and if you are suspicious, do not stop to inspect. Note the type and registration number of the vehicle (and description of driver, if possible), and drive immediately to the police station or some shops that you are familiar with before you stop. If someone tries to get in your car - drive away quickly. Never pick up hitchhikers or strangers.

Crime Prevention 2.3 On Reaching Home Or Your Destination • • • • • • •

Be observant. Make sure no vehicles are trailing behind you. Watch out for cars or motorbikes parked near your home especially if the cars are tinted. Be mindful of cars filled with two to four well-built men. If there are children and women in the car, chances are they are not dangerous. Write down the licence number and description of suspicious vehicles. Note the number and description of people inside. If in doubt, do not stop but drive to the nearest police station. On reaching your car porch, do not get down in a hurry. Close your porch gate first with your remote control before anyone gets down from the car. If you arrive home and your door is opened or things appear to be out of place, don't go into your home. Leave and call the police.

2.4 When You Are Confronted • • • • • • • •

Try to stay calm. Don't make any sudden movements to surprise or upset the robber. Do exactly as you are told. DO NOT RESIST! Tell the robber about anything that might surprise him, such as someone who is expected to arrive soon. If you have to move to get things or go to toilet, tell the robber what you are going to do and why. Try to remember the look of the robber so you can describe him later. Don't be a hero. It's better to lose your money than your life. Note his direction of travel when he leaves. Try to get a description of his vehicle.

2.5 What To Do After A Robbery • • • • • • •

Call the police immediately, even if you have already activated the alarm. (Emergency number: Fixed line phone - 999 or mobile phone – 112) Ask all witnesses to stay until police arrives. Do not touch anything that the robber may have touched. Secure areas where the robber moved. Step outside when the police arrive so that they will know the robber is gone and you are safe. Try to recall as much as you can about the robber's appearance, speech and mannerisms. Make notes. Let the police answer inquiries from the news media. Do not discuss the amount of money or valuables taken with anyone other than the police.

Environmental Watch 2.3 Cleanliness In order to maintain the cleanliness of the neighbourhood as well as ensure a healthy environment and lifestyle, it would be prudent for all residents to cultivate a habit of: •

Not leaving unwanted rubbish either in your compound, back yard, back lane or area surrounding your residence. This would make the area untidy and attract stray dogs, cats, flies, etc.

Not throwing rubbish into the drains as this would only serve to clog up the drains. Ultimately, the drains would serve as a breeding place for the insects, which may lead to outbreaks of undesired diseases such as dengue fever.

Not openly burning rubbish at any time of the day as this would pollute the environment. Please report any open burning to: Department of Environment Ministry of Natural Resource and Environment Level 7, Block C4, Parcel C Pusat Pentadbiran Kerajaan Persekutuan, Putrajaya Tel (General line) : 03-8885 8000 Complaint line / Operations : 03-8889 1972

3. Rearing Of Dogs Dogs are nice animals to have around the house be it as guard dog to look after your properties or nice to cuddle as pets especially to children. However dogs can also be a nuisance to fellow residents. Some of their natural habits could be offensive to other people especially their constant barking and also littering of faeces and urine which are very unhygienic and produce unpleasant odor. The development has been enhanced with landscaping. The roadside landscaping may have been further improved by residents who enjoy gardening. They would object to having their house frontages and sides littered with dog faeces and urine as both waste easily kills the vegetation. In order to maintain good neighbourliness amongst the residents, it is recommended that the following conduct be practised.

environmental watch

1. Keep your dog within your house compound only and never allow it to run loose beyond your house compound.

2. When taking your dog for a walk, ensure that it is always on a leash, and do not stop at your neighbours’ frontages / sides for the dog to ease itself. Walk your dog as far as possible away from the residential areas. It is advisable to bring along a scoop and plastic bag to pick up the faeces. Should you be keeping or thinking / contemplating to keep a dog, please do consider your neighbours’ feelings. It is also compulsory to apply for a dog licence from MPSA.

3.1 Application For Dog License: •

Dog licences can be obtained from: Jabatan Pelesenan & Penjaja Majlis Bandaraya Shah Alam Tingkat 13, Lif A Wisma MBSA Persiaran Perbandaran 40000 Shah Alam Selangor Darul Ehsan Tel : 03-5510 5133 ext 246, 384, 403, 408, 484, 485, 486

4. Waste Collection 4.1 Healthy Household Waste Disposal The contractor appointed by MBSA for all waste collection is AG Premier Multiservices Sdn Bhd. The collection days are as follows: Kitchen Waste: 3 Times a week Garden Waste: Once a month If you encounter any collection problems, please contact a. Jabatan Perkhidmatan Bandar, MBSA Tel: 03-5510 5133 ext. 239, 451, 461 e-mail: [email protected] b. AG Premier Multiservices Sdn Bhd, Customer Service Department Tel: 03-3374 9759 Website: www.agpremier.com.

4.2 Kitchen Waste Disposal Habits Put your waste into garbage bags and seal it tightly. Place it into the garbage bin with a fitting lid. If garbage bags are not properly sealed, kitchen waste or food may drop onto the road during collection. This will attract dogs, cats, rats and cockroaches (who will feed on them) to your neighbourhood. The presence of rats will in turn attract snakes.

Do not hang your garbage bags on the fencing or place them out in the open. Never throw any waste into your house internal drain or the roadside drain.

Do not put wet kitchen waste or food into the garbage bags. Use a strainer to drain away liquids before putting them into garbage bags.

77 copyright @ Sunway City Sdn Bhd

The garbage collection truck often compacts the garbage on the road. If our kitchen waste has excessive liquid, the compaction will discharge the liquid onto the road. The liquid discharge will not only stain the roads, it will produce a foul stench for days, pose a health hazard to children playing outside their homes and residents doing their morning and evening walks and attract flies.

Environmental Watch 4.3 Garden Waste Collection Prune your plants, shrubs or ground covers and mow your grass at the weekend before the collection week (1st and 3rd week). This is to avoid piling your garden waste outside your home for a long period of time. If you have a gardener, advise him of this timetable. Please bundle all big branches together with a raffia string or place them in a big plastic bag. AG Premier Multiservices Sdn Bhd will only collect the garden waste placed in front of your home and NOT on the side of your home (for corner or end lot house), road junctions or corners. Place your garden waste in front of your home on Monday or Tuesday, as collection could sometimes be slightly earlier.

4.4 Bulky Item Bulky items such, as broken chairs, fridge and television sets are not collected on normal schedules. Please contact AG Premier Multiservices Sdn Bhd which provides the disposal services at a minimum fee.

4.5 Illegal Dumping If you notice any illegal dumping, please inform AG Premier Multiservices Sdn Bhd. Your help in keeping our neighbourhood clean is greatly appreciated. In order to maintain the cleanliness of the surrounding environment, it would be prudent for all owners to cultivate a habit of: •

Not leaving unwanted rubbish either in your back lane or area surrounding your building. This would make the area untidy and attract stray dogs, cats, flies, etc.

Not throwing rubbish into the drains as this would only serve to clog up the drains. Ultimately, the drains would serve as a breeding place for insects, which may lead to outbreaks of undesired diseases such as dengue fever.

Not openly burning rubbish at any time of the day as this would pollute the environment.

If you notice any illegal dumping, please inform AG Premier Multiservices Sdn Bhd.

Saving Energy

• • • •

Turn off all lights, air-conditioners and any other electrical appliances when not in use. Use energy-efficient lighting appliances and fittings. Use fans and open windows for cross ventilation and insulation to cool your home. It is advisable to unplug electrical appliances from the wall sockets when not in use as the electric flow is still active even though the socket switch is off.

Transportation

• • •

Walk, cycle or use public transportation options where available. If you drive, car pool with friends or co-workers. Consider buying a fuel efficient car and service it regularly.

Environmental Watch Waste Management

• • • • • • •

Use a reusable bag when shopping. Cut down on plastic bag usage. Donate unwanted items to charities. Use compost systems for food scraps and garden wastes. Correctly dispose of household hazardous wastes and batteries. Do not litter or discharge wastes into the waterways and surroundings. Recycle where possible.

Water Usage

• • • •

Reduce wasteful water usage by having shorter shower and turning off taps while brushing teeth. Fix any faulty plumbing and install water wise showers and taps. Consider switching to water efficient appliances. Use a bucket when washing your car.

Lifestyle Choices

• • • • • • • •

Change to a healthier diet and lifestyle. Exercise regularly by picking up a sport. Get to know your neighbours. Visit your health practitioner for regular check-ups. When you can, purchase locally made goods and produce. Think before you buy and buy only what you need. Make your own non-toxic cleaning products. Pay bills online and cancel paper statements to reduce paper usage.

Love Our Community’s Environment

• • • • •

Join in gotong royong activities. Report any illegal dumping or open burning activities. Report any illegal logging, mining or destruction of the natural environment. Enjoy the natural environment and recreational areas through healthy activities such as walking, jogging, hiking, etc. Be responsible to preserve the local flora and fauna.

Saving Our Trees

The following actions will contribute greatly to the effort of saving our trees and greening our environment:

STOP PRINTED BANK STATEMENTS If everyone of us cancelled the monthly paper bank statements and opted for online bank statements; the money saved for printing, postages & papers can build one public library every year. RECYCLE NEWSPAPERS There are 5 million newspaper (20,000 trees) printed each day in Malaysia, where 3.5 million or about 69% of them will be thrown away. Recycling just 30% of our daily newspapers would save more than 60,000 trees every week. DONATE OLD MAGAZINES AND SCHOOL BOOKS Consider donating old magazines to shelters, old folk homes, nursing homes and hospitals; and school books to neighbours, school and poorer families.

SEND EMAILS INSTEAD OF PRINTED LETTERS By doing this, we can also save on postal and printing costs.

environmental watch

PAY BILLS ONLINE By estimation; if all households in Malaysia paid their bills online we'd save 1.5 million trees every year thus reducing up to 176 million tons of carbon dioxide and other greenhouse gases, and 144 million pounds of solid waste.
