Caution: Please note for the use of LUM in countries outside of Germany: Land use management including the administration of land registers, parcels from the real estate cadaster and other directories such as easements, site protection and contaminations of sites in accordance with German public law. - Land use management can be used in countries other than Germany only within the scope of functions provided. Local requirements and legal changes are not necessarily supported in this case. Therefore, before the implementation, the feasibility of an introduction must be investigated in consultation with the relevant SAP international subsidiary. You manage real estate assets (acquisitions and retirements, transfer postings, depreciations, and write-ups) in Asset Accounting. The asset structure is determined from an accounting perspective. Asset master records can be assigned to all real estate objects. It is also possible to create asset master records from all (permitted) real estate objects. Corresponding reports are available for the asset values in the Asset Accounting Information System. For internal use by CSC only

In Customizing, you need to determine the Real Estate objects to which asset master records can be assigned. Starting from the Real Estate object, you can create and assign asset master records at the same time. You still need to post the asset acquisition in Asset Accounting. Value-based management also takes place in Asset Accounting.

Exercise 1: Create a Parcel of Land Exercise Objectives
Business Example As owner “WDELUM## GmbH”, you acquire property from a third party in the form of parcel 10 for tract of land ## in the local subdistrict of Baiertal (1000 m2) as well as a non-surveyed subarea of approx. 600 m2 in the neighboring parcel 11. The acquisition is made through a contract dated 2007-01-15, and the transfer of possession is 2007-02-01. You create the necessary master data (business entity, building, parcel) in the system and link the parcels with Asset Accounting.
Task: Start the RE Navigator. From the SAP Easy Access menu, choose Accounting → Flexible Real Estate Management → Master Data → RE Navigator (RE80). 1.
In company code 1000, create a business entity 90## for the newly acquired areas under the name “WDELUM##: Parcel acquisition”. Use the copy option to do this. Use business entity 9000 as the copy template and transfer all the data.
2.
Create 2 buildings for your business entity under the names “WDELUM##: Parcel acquisition – building 1” and “WDELUM##: Parcel acquisition – Building 2”. Use building 1000/9000/1 as the copy template and assign your building to the business entity 1000/90## you created in exercise 1.

Create the first parcel to be acquired in full with the opening date 2007-01-15 and assign building 1 to it. Maintain the following data for the parcel: • Address • Cadastral area and cadastral usages • Asset assignment with the name “WDELUM##: parcel acquisition”

Enter your group number ## in the Tract field, “10” in the Parcel Number field, and choose Continue.

You can enter the name of your parcel on the “General Data” tab page.

Furthermore, mould has spread through the first floor of the building on the parcel. Create these curtailments in the system. The pieces of land with buildings that you have acquired are a listed group of buildings. Create this in the system. Parts of parcel 10 (100 m2) and parcel 11/1 (95 m2) are subject to the development plan “BAIERTAL 02/2007” for the municipality of Wiesloch, which plans to use them for traffic areas. Document this. As part of the sale, you have assured the former owner of your pieces of land that you will provide an area for 2 car parking spaces on parcel 11/1 for the benefit of the parcel subareas that remain in his possession (24 m2). This will be entered on page 10## of the easement register for the municipality of Wiesloch on 2007-02-15. Replicate this in the system and change the entry on 2007-02-28 after your neighbor states he or she wants only 1 parking space.

There are various methods for determining the assessed value: •

Business Example After both subareas of your parcels 10 and 11/1 on tract of land ## in the local subdistrict of Baiertal have been sold, you have the parcels surveyed again. The official record of change dated 2007-06-01 contains the division of the areas into parcel 12/1 with your remaining 1,400 m², and parcel 12/2 with the sold area of 195 m². Map the official record of change in the system and perform all the other necessary activities based on the to-do list for the parcel update. Furthermore, the change resulting from the survey is made in the land registry on 2007-06-15, and the transfer in the land register as a result of the sale on 2007-07-11. Perform both actions in the system.
Task: Start the RE Navigator. 1.
Create the official record of change no. “2007.BAI. ## .001” for the survey office in Heidelberg. The first step here is to merge both parcels into one parcel no. 9000. This is then divided into parcels 12/1 and 12/2 in a second step. Create the requisite new parcels from the parcel update window.

In the parcel update window, go to the To-Do List tab page and process the activities displayed there. This means that you have to adapt the master data objects specified in your parcel references and area specifications to the new circumstances after the parcel update.

Start the RE Navigator. Choose Create. In the dialog box under Parcel Update Categ., enter Official Record of Change. Select the Heidelberg survey office and enter 2007.BAI.## .001 as the Notice Number. On the “General Data” tab page, enter the description “WDELUM## - Retirement”. The date of issue is 2007-06-01. You do not need to enter anything on the “Measurements” tab page since there is no officially determined surveying difference. On the “Change in Holdings” tab page, the (Add New Entry) button takes you to the first step in the parcel update. For the parcel update type, go to the “Details” tab page below and enter [15] merger. On the “Parcels Before” tab page, assign with (Add New Entry) button parcels 10 and 11/1 to your tract of land ##. On the “Parcels After” tab page, enter parcel DE-08-3201- ## - 9000. This will be split in the next parcel update step.

To do this, create a very simplified version of the parcel (valid from 2007-06-01, cadastral area 1,595 m²) from the parcel update by choosing (Create Parcel) button and return to the parcel update window by choosing (Back). Now create a second parcel update step under parcel update type [11] parcel of land split and assign the temporary parcel to parcels before update. For internal use by CSC only
Create the two new parcels 12/1 with 1400 m² and 12/2 with 195 m² on tract of land ## in Baiertal, valid from 2007-06-01, as described above, and transfer the attributes of parcels 10 and 11/1 that have disappeared. Save your entries with

The leasehold contract “WDELUM## – leasehold contract” with the municipality has to be terminated: Click the contract number to access the contract window and switch this to change mode. Enter 2007-06-30 as the end of the transfer of possession.

The retirement contract “WDELUM## – Retirement” needs to be adjusted with regard to differing measurements and assigned parcels. Navigate to the contract and switch to change mode. On the “Objects” tab page, end the existing parcel assignments on 2007-05-31 and include the newly created parcel 12/2 from the time of its creation on 2007-06-01 in the contract assignment. On the “Differing Measurements” tab page, end the existing parcel subareas on 2007-05-31 too and update the contract area of 195 m² from 2007-06-01 to parcel 12/2. Save the contract, return to the parcel update window and confirm the changes.
You need to adjust the assessed value “1##.226.098.0010.000.1” with regard to the parcel assignment: A value adjustment has to be triggered as an external process via the tax office and can only be entered after the tax office has changed the notice (in the form of a new year slice from 2008). The assignment of parcels 10 and 11/1 has to be ended on 2007-05-31. Parcels 12/1 and 12/2 have to be added from 2007-06-01. Due to the sale, the parcel assignment of 12/2 has to be ended on 2007-06-30. The area measurements have to be maintained in the assignment. Save the notice of assessment, return to the parcel update window and confirm the changes.

Predecessor Parcels • • • • •
All predecessor parcels are displayed for each “initial parcel”. The system also indicates which official record of change lead to the update. If, in turn, there is one predecessor parcel for the predecessor parcel, a new row is generated (parcel/official record of change/predecessor parcel). The history is complete when no other predecessor is found. Likewise, the parcel history is complete once several predecessor parcels have been found in an official record of change, since 1 : n relationships are formed that cannot be mapped.
