The Existing Estate A beautiful parkland setting with its own mature arboretum and Victorian sunken garden Since 1902 there has always been a grand house at Penbury Grove and since then the Estate has been developed and embellished over the years by a series of indulgent owners. The existing house was originally built by the American engineer Horace Field Parshall to be a replica of Pennsbury Manor, William Penn’s house in Pennsylvania. William Penn was the founder of the Province of Pennsylvania and from whom Horace believed he was descended. Today, the new owner will be able to enjoy the vision of a rare and exclusive country estate that these individuals had planned so many years ago. The Estate has been

appropriately named. Planted when the original estate was laid out, mature trees now grace the grounds and form an established arboretum with many specimens including Chestnut, Oak, Cedar of Lebanon, Scots Pine, Broad Leaf Lime, Western Cedar and Beech. To the northeast of the estate lies a stand of Beech that is designated Ancient Woodland.

Hidden behind large, established evergreen hedges and recently planted mature specimens, the estate enjoys a wonderful private parkland setting. Exceptional views to unspoilt countryside designated an Area of Outstanding Natural Beauty, mean it is unlikely ever to change.

3 | The Existing Estate

The grounds feature a recently discovered and restored sunken Victorian alpine garden made with over 300 stone boulders, some weighing over 13 tonnes. Steam powered traction engines would have carried the stone boulders from the railway station at Beaconsfield on their long journey from Derbyshire; smaller stones were pulled by shire horses to create this beautiful garden feature. Now with planning permission for a replacement country house, this is an extraordinary opportunity to create a magnificent country estate.

The Proposed Estate An exceptional new country house and estate with formal gardens and woodland designed by the leading classical architect, Robert Adam The proposals for the estate are limitless and all options can be customised. The new owner can specify a completely bespoke house or follow the framework imagined by the architect. The house is approached along a tree lined driveway that sweeps by a gate lodge and into mature woodland to arrive at the impressive feature fountain that graces the front of the house.

The magnificent frontage of the main house is constructed from two contrasting textures, elegant Portland stone and handmade Michelmersh brick. Classical urns and obelisks decorate the parapet of the house and fine stone detailing and decorative stone garlands have been added to reflect the status of the house.

The ground floor includes the principal rooms, with a large kitchen / breakfast and family room, generous vaulted hall, formal staircase and vaulted side galleries.

The second floor provides extra living accommodation, together with two, smaller bedrooms and a media room for family use.

The first floor comprises five bedrooms, all but one of which has access to the south elevation. The central stair and double height hall is a feature of this level, with sunlight from the cupola enriching the spatial quality of the hall and side galleries. Principal rooms are provided with south facing balconies to take advantage of the far reaching views.

Penbury Grove is a stately and impressive house that is both traditional and progressive in design and can rightly take its place in the pantheon of great English country houses.

The west wing contains single story garaging and service accommodation, within a discrete parking court. The east wing contains a leisure suite, swimming pool, and access to the gardens.

Outside, the south elevation looks over lawns and is dominated by a grand, raised balustrade that spans the rear of the house providing a luxurious entertaining space and extensive views over the surrounding countryside.

There is an excellent range of private schools in the area including Eton. Further recreational facilities can be enjoyed at the exclusive and sophisticated Stoke Park Club, famous for its golf, lawn tennis and spa. Polo is available at Cowdray Park and Smiths Lawn. Racing is at Epsom, Ascot, Kempton Park and Sandown.

The Architect Robert Adam DIPL ARCH(PCL) RIBA FRSA Robert Adam was born in 1948 and trained at the University of Westminster and in 1973 won a Rome Scholarship. He has practised in the city of Winchester since 1977 and co-founded Winchester Design in 1986, which became Robert Adam Architects in 2000 and then ADAM Architecture in 2010. He works with clients on a diverse range of projects including major private houses, extensions to historic buildings and public and commercial buildings. He has 20 years experience in master planning, speculative housing and has pioneered objective coding. Adam’s contribution to the classical tradition is internationally acknowledged, both as a

scholar and as a designer of traditional and progressive classical architecture. Adam founded the Popular Housing Group in 1995 and International Network for Traditional Building, Architecture & Urbanism (INTBAU) from 2000 and is Chair of College Chapters for INTBAU (UK). Adam’s work is widely published, broadcast and exhibited.

He has written numerous historical, critical and theoretical papers and published a book on classical design and a children’s book on architecture. He lectures widely in the UK and abroad and has undertaken lecture tours of the USA, Russia and Iran.

Robert is a Fellow of the Royal Society of Arts, an Elected Brother of the Art Workers’ Guild, a Trustee Maria Nobrega Foundation, a Director of Design For Homes, an Academician at the Academy of Urbanism, a Senior Fellow of the Prince’s Foundation for the Built Environment (Heritage) and Chair of the College of Chapters at International Network for Traditional Building, Architecture & Urbanism (INTBAU (UK)) Robert was Honorary Secretary of the RIBA between 2001 and 2003, and Trustee of the RIBA Trust from 2003 to 2006.
