The Growth of India’s Financial Services / ITeS Sector How to unlock the potential?

The last decade has seen an unprecedented growth in India's financial services sector. It employs over 3 million people, constitutes about 5% of the GDP and has an estimated market capitalisation of over USD 200 billion. As India experiences continued economic growth, the financial services sector could generate about 10-11 million jobs and a GDP contribution of USD 350 to 400 billion by year 2020. With sustained growth and rapid development in technology and infrastructure, an increasing share of financial services would get centralised. McKinsey Market Assessment Report estimates potential of about 6 million centralised jobs across multiple services. Several developed countries have successfully established hightech financial hubs, which over time have evolved as international financial service centres. These centres provide suitable regulatory regimes and create a business environment to promote talent and increase capital flow. As they develop, they create significant economic value for their domestic economies; London and New York account for 10% of the GDP and about 5% of jobs. Emerging financial service centres like Singapore and Hong Kong have achieved similar levels of concentration of economic activity in a short period of time.

India is not able to fully realise its vast potential in financial services because our cities do not have the required infrastructure. If India wants to compete with international financial hubs, our cities will have to provide global standards in infrastructure, office space, internet and telecom connectivity and lifestyle opportunities which would attract top talent. Gujarat: An Ideal Destination For Realising This Dream Time and again, Gujarat has proved itself to be one of the fastest growing states in the country with more than 10% average GDP growth during the past six years. It leads in chemicals, petrochemicals, pharmaceuticals, cement, ceramics and diamond industries. Gujarat contributes 30% to the Stock Market Capitalisation, 16% to the country's total output and 19% to exports. Recent studies show that Ahmedabad and Gandhinagar are the favoured destinations to migrate in India because of good urban infrastructure, a business friendly environment and good living conditions.

GIFT: Gujarat's gift to India and the world GIFT will cater to India's large financial services potential by offering global firms, world-class infrastructure and facilities. It aims to attract the top talent in the country by providing the finest quality of life. It is estimated that GIFT would provide 5,00,000 direct and an equal number of indirect jobs which would require 62 million square feet of real estate office and residential space.

GUDC is a GoG company and is positioned to facilitate urban development by assisting the state government and existing agencies in formulation of policy, institutional capacity building, project implementation, and to assist in raising funds from multilateral agencies for various projects. The Buildings TheIconic Iconic Buildings

The Visionary Skyline A necklace of artistically designed high-rises with their glittering glass facades located on the curve of the Sabarmati River will provide GIFT its unique skyline. 500 M

It will be located on the Fortune Island. The height of this tower will be > 400 m and shall house 80 floors. Ambience and location of the signature building has been designed extraordinarily to stand out in the city fabric.

They (each 362 m high) will anchor strategic street intersections which mark entrances to the city from public arterial streets. The building is a key element creating an identifiable area for the city axis.

The glowing Crystal Towers will be one of the most beautiful buildings of the city skyline. The four office Crystal Towers will have beautiful terrace gardens and will offer a spectacular view of the Dream River, Diamond Tower and the Convention Centre.

Entertainment Area Designed to woo, mesmerise and entertain the visitors, the Entertainment Area will include restaurants, craft bazaars and leisure activities to provide an evening of fun and relaxation in a serene ambience.

Exhibition Centre The façade shading louvers will have a form inspired from symbols and patterns used in traditional Indian architecture. Enchanting and organic curves will come out of tall straight vertical lines, metaphorically reflecting a Bodhi tree rising straight from the ground, growing to form a pattern of branches. The magnitude and strength of the towers will be maintained along with the rhythm and sensuousness of the curve to achieve a unique aesthetic effect. Exhibition Centre envisions a vibrant new experience of modernity with traditional idioms. The block will become the cultural hub of the city as it emotes the lifestyle of the community. Exhibition Centre will connote a global expression providing satisfactory sensory experience for both users and visitors that is a hallmark of good design.

The GIFT area will be accessible from NH-8 (Delhi to Mumbai). Railway line passes by the site on the west (to Delhi) and east (to Himmatnagar). The distances from Gandhinagar and Ahmedabad Core City are 8 kms and 12 kms respectively. GIFT will be regionally connected with places, which will open doors for further development and prosperity of the city.

To achieve the transport vision & objectives, public systems such as Bus Rapid Transit System (BRTS) and Metro Rail System connecting the capital city and Ahmedabad have been planned by Government of Gujarat with strong network of roads. GIFT has been designed with considerations of Transit Oriented Development and high FAR, hence the strong connectivity through various systems have been envisaged to connect it with Ahmedabad and Gandhinagar. GIFT has been planned and designed for more than 1 million direct and indirect employments. Talent Development To upgrade the identified skill gaps, a dedicated programme involving private sector participation is being pursued by setting up the following entities / programmes:

Unbundling the Components Infrastructure Site development and infrastructure would be contracted out by GIFTCL inducting the latest in construction technology. Real Estate GIFT will offer real estate packages in the form of shell, furnished, plug and play or press and play spaces. Uniformity of design and aesthetics would be maintained.
