A PROPOSED INDUSTRIAL PROCESSING PLANT An export company has decided that its I-2 zoned property, with a Total Lot Area (TLA) of 3,600 square meters and located in an EPZA shall build an industrial processing plant. The project site is a corner lot with a 60-meter wide frontage facing west. The project site uniformly slopes at 2% towards the 30 meters wide street that is relatively flat and which has 5 meters wide sidewalk (which includes 2 meters wide planting strip) at both sides. To the north of the project site (as viewed from the main RROW) is a 16 meter wide RROW that is also sloping towards the main RROW at 2% which has 2.4m wide sidewalk (with 0.5m wide planting strip) at both sides. To the west side of the lot and across the east and north side of the project site are also low-rise industrial facilities as prescribed in the deed restrictions of up to five (5) storeys only. 1.
