I, SHERLY CUEVAS ZABALA (hereinafter referred to as the DONOR), Filipino of legal age, currently residing at Blk. 1 Lot 7 Ph-1B Orange St. Palmera Homes Subd. Bgy. Sta Monica, Novaliches Quezon City, and married to ELMER DELOS ANGELES ZABALA for an in consideration of my love and affection, DO HEREBY DONATE unto my brother CERILO M. CUEVAS JR. Filipino of legal age, married to DAISY MARQUEZ CUEVAS and currently residing at Blk. 1 Lot 7 Ph-1B Orange St. Palmera Homes Subd. Bgy. Sta Monica, Novaliches Quezon City, a parcel of land situated in Palmera Homes Subdivision Bgy. Sta Monica Novaliches Quezon City identified as Lot 7 Block 1 with an area of One Hundred Fifty (150) square meters, covered by Transfer Certificate of Title No. N-199470 of the Registry of Deeds of Quezon City. That I hereby warrant my title over the land above-descrived, with FULL RIGHT TO DISPOSE OF THE SAME, FREE FROM ALL LIENS AND ENCUMBRANCES, and that henceforth, full right of ownership and possession shall pertain to the DONEE.
