A have investigated the title of Mr. A to the immovable property described in the schedule hereunder written. I have perused the title deeds and ot her papers produced for my perusal. I have also taken searches in the offices of the sub registrar at ......... and the Collector of revenue and I have also published a notice in two newspapers in the locality one English and one ......... inviting claims of any party to the said property. The said property was purchased by a Deed of Conveyance dated ,........ executed by ...... in favour of Mr. B. The said document being more than 30 years old can be treated as a good root of title. The said B died leaving a Will dated ........ whereby he bequeathed the property to his wife ‘C’ absolutely. Probate of the said Will was obtained by the executor from the High Court/District Court and by a formal deed of transfer the executor transferred the property to t he said ‘C’. The said ‘C’ died on or about ... ..... intestate leaving one son ‘D’ and one daught er ‘E’ as her only heirs as appears from the declaration made by ‘D’. The said ‘D’ and ‘E’ by a deed of conveyance dated .... conveyed and sold the said property to the said ‘A’ and which deed is duly regist ered under the Registration Act, 19 08 in the office of the sub-registrar at ......... There are no outstanding mortgages or other charges registered in the sub registrar’s office and no claim has been received pursuant to the said notice.
